DESCRIPTION OF VENTURE
Paradise Real Estates (Pty) Ltd is a newly established private owned company that will be wholly owned by five Batswana shareholders who each will possess 20% of the company. It will be located at Fairgrounds office park. As a lately established company the sole purpose of this company will be to offer rental services to the target market which will be students at a tertiary level as well as high-middle earning individuals in Gaborone. According to (transunion, 2019) a real estate is a lucrative business opportunity one can venture into as real estate is mainly about property thereby it will be able to appreciate, add value to the property yearly therefore making profits almost every year. Each shareholder will contribute individual skills from leadership skills for making decisions concerning activities of the business to come up with marketing skills that will help with coming up with marketing strategies to draw customers to the company.
In agreement with (Mokashi, 2018), Paradise Real Estates (Pty) Ltd will be registered at Registrar of Companies and Intellectual Property (ROCIP), apply for a trade license and register for tax at Botswana Unified Revenue Service. In addition to this, the enterprise shall open up a corporate bank account at Banc ABC. According to (finance, 2014) it shall be imperative to the company that it opens a corporate account because it will boost the odds accessing financial aid from investors because investors can better track how the business will be running in the future. OPERATIONS PLAN
Daily operations
Paradise Real Estate (pty) ltd regular office hours will be from 0800hrs to 1600hrs on weekdays and during weekends the open hours will be from 0900hrs to 1200hrs. Direct services will be offered to our customers and also on-call service will be available during open hours. E-mail, telephone call service will be a platform for buyers, renters and also our suppliers. The renting agent will be advertising houses and consult with buyers through e-mail, telephone and direct service with them. E-mail will also be used within organization to communicate with different departments within Paradise Real Estate (pty) ltd.
Absence policy
Employees are expected to report to work as scheduled on time and remain at work.
Late arrival and early departure must be avoided.
If absent for 3 consecutive days due to health issues, the employee must report and bring doctors note if not provided the employee will be terminated from work.

Our company will rent and sell houses which are needed by tertiary students who do not have accommodation due to inadequate accommodation in schools. A gap has been identified in Gaborone therefore we will bridge the gap for those who are in desperate need for houses. The final decision will be taken by agent after consultation with other departments concerning the order of the client.

Target markets
Our ideal customer is between the age of 18years old and 50years old who is looking for comfortable, classy accommodation at a reasonable or affordable price. The customer is likely to be one who values privacy and prefers to have their own personal space instead of staying in a multi-residential yard. Furthermore the customer must be willing to either rent or buy the houses as per the terms and conditions of the lease agreement.
Market definition and segmentation
We target two segments; tertiary school students and workers of different wages and salaries. The common characteristics about both segments are that they all want high standard accommodation at an affordable price.
1. Tertiary school students
University students in Gaborone such as Botswana Accountancy College, University of Botswana, Botswana College of Engineering and Technology and Institution of Development Management. These colleges cannot provide adequate accommodation to all of their students, as a result most of the students are forced to stay off-campus and have to travel long distances to get to school and struggle to find accommodation in a conducive environment. Therefore our purpose is to provide accommodation to these students near the schools at an affordable price. The houses will mostly located in Tlokweng and Broadhurst as they are closer to the schools.
2. Workers
The workers must earn a minimum of P500.00 per month. Accommodation is scarce and most people acquire it through renting and some by buying houses because being allocated land is difficult. We target Gaborone and surrounding areas such as Mogoditshane and Oodi.
